Areia Beach has a number of neighbouring spots that you can reach on foot along the sand. At the main beach however you will encounter one to two points where waves will break regularly.
Besides those peaks you may also encounter various other peaks that are induced from tidal currents or shifting sand bars. Tides make a huge difference so make sure you check up during the day.
The beach is pretty exposed so it can receive any type of swell that hits the portuguese coast.
In the summer you might encounter head high wave on average where during the winter season you can encounter double overhead and much heavier conditions.
The locals are very knowledgable about where and when to check the waves and can help with tips if you're cool with them.

There are a number of hostels in town - best recommendation is staying at the Underdog Surf House.
Free parking meters from the sand on the mais beach. Its legal to park caravans.
There's the Backdoor Surf Shop and the Surf Box Surf Shop within walking distance from the beach.
